Sellers often assume they need to gut-renovate before listing. Almost never true. Here's what actually moves the needle before your home hits the market.
1. A real pricing conversation, not a guess
Pull actual comps for your specific street and condition, not just your neighborhood's average. Pricing slightly wrong in either direction costs you — too high and you sit, collecting price-drop stigma; too low and you leave money on the table.
2. Handle the small repairs you've been ignoring
The dripping faucet, the door that sticks, the light switch that doesn't work — buyers notice these, and inspectors definitely notice these. A weekend of small fixes is a much better return on time than most bigger projects.
3. Declutter harder than feels necessary
Buyers need to picture their own life in the space, which is hard to do around your life. Clear counters, thin out closets so they don't look packed, and pack away the personal photos. It feels excessive until you see the photos.
4. Get the photos right
This is where a lot of listings lose buyers before anyone ever steps inside. Good lighting, a clean composition, and photos taken at the time of day your home actually looks its best — this is worth doing properly, not rushing.
5. Think through timing
When you list matters almost as much as what you list. We'll talk through what's happening in the Baton Rouge market right now and whether it makes sense to list immediately or wait a few weeks for a better window.
What I handle so you don't have to
Pricing strategy, prep advice specific to your home, professional photos, and the marketing plan — that's what I bring to the table. You don't need to have this all figured out before we talk; that's literally what the first conversation is for.
