I moved to Baton Rouge from Virginia without knowing a single person here, so when out-of-state clients tell me they're overwhelmed, I mean it when I say I actually get it. Here's what I wish someone had handed me on day one.
The heat is not a joke
If you're coming from anywhere with a real winter, nothing quite prepares you for a Louisiana summer. Factor this into your house hunt: a big yard sounds lovely until July, a covered porch is worth more than it looks like on paper, and good AC isn't a luxury line item — it's a must-check on every showing.
Flood zones are a real conversation, not a scare tactic
Ask about flood zone status on every property you're seriously considering, and factor flood insurance into your actual monthly budget before you fall in love with a house. This isn't unique to Baton Rouge, but it catches a lot of relocating buyers off guard.
Give the traffic patterns time
Baton Rouge has a handful of chokepoints that locals route around instinctively and newcomers don't discover until they're stuck in it. Drive your potential commute at the actual time you'd be doing it before you commit to a neighborhood, not just on a quiet Saturday afternoon.
Find your people before you need them
Whatever brought you here — a job, a spouse's job, family — it can take a minute to build a real social circle. Local Facebook groups, a church or gym, or just saying yes to the neighbor who waves at you all help more than you'd expect.
The food is worth the hype
This one's just fun advice, not practical advice: don't rush your exploring. Baton Rouge has genuinely great local food, and half the fun of settling in somewhere new is finding your go-to spots.
What I actually do for relocating clients
Beyond just showing houses, I try to be the person who answers the questions you don't know who else to ask — which school zones actually matter for your situation, which neighborhoods fit your commute, what movers or contractors are worth calling. If you're relocating, that's genuinely my favorite kind of client to work with.
